Property Purchase Procedure

The normal timeframe for a property purchase here on the Costa del Sol is approximately 60 days. In some cases we have agilized the sale in 30 days and in exceptional cases could even extended a further 30-60 days. We must take into account that once a deposit is placed the lawyers have a maximum of 21 days to draft and sign the Private Purchase Contract. At that moment a 10% of the total purchase minus deposit placed will be requested. The final notary day of completion will be stated on the PPC Contract.

Timeframe

The costs in a property purchase will vary from a new build to a resale with each having its own corresponding taxes. A new build will have a 10% tax to add ontop of the property price. Plus an additional 1.2% Stamp Duty tax is applied in these cases. If the property is a Resale there is a 7% tax . In both cases we need to add the following costs: 1% lawyer fee. Notary and registration of title deeds 1.5%

Renting a property: the process

A. You must ensure that the community your property belongs to allows short term rental. B.You must have a rental license corresponding to that direct property. Buying a property through a company is completely legal in Spain but it is important to identify if it is worthy. from the taxation point of view, and efficient for the Investment purposes. In these cases, you can also find the reduction of the transfer text that applies to the deal fulfilling some requirement, but bear in mind that setting up and managing a company in Spain mean involved some costs and taxes that you should have into consideration before deciding to proceed in this sense.
