In today’s market (figures from the Andalusian Registry and Idealista, Q1 2026), the average price per square metre in the better areas hovers between €4,200 and €5,800. At €1M you’re looking at 250–320 m² built, often on plots of 800–1,200 m². That’s genuinely spacious.

Nueva Andalucía – Golf Valley
This is where most of my younger buyers (and savvy investors) end up. You get modern villas built in the last 5–10 years, usually with clean lines, big windows, and that open-plan kitchen-living area that flows straight out to the pool. Rental yields are strong here — 5–6% net is realistic if you want to cover costs when you’re not using it.
Elviria & East Marbella
My favourite pocket for families. The beaches are some of the best on the coast (Nikki Beach, Nosso Summer Club), there are proper international schools within 10 minutes, and you still get that “away from the noise” feeling. Villas here often come with bigger gardens because plots were larger when they were built.
Benahavís hillside
If peace is your priority, this is it. Ten minutes from the madness, but a world away. The views are ridiculous — you’re looking over the coast all the way to Africa on a clear day. Newer developments like La Alquería or El Madroñal are delivering contemporary homes that feel like you’re in your own private resort.
Los Arqueros & La Zagaleta borders
Los Arqueros is the sweet spot for many — proper gated golf community, yet prices remain reasonable. I just sold a 4-bed there for €998,000 that had a guest apartment downstairs. Perfect for visiting family or rental income.

Built 2018, reformed 2024. 295 m² on a 1,050 m² plot.

Walking distance to the beach and the little supermarket that does the best jamón in the area.
The buyers are a Dutch couple who flew in on Friday, viewed Saturday morning, reserved Saturday afternoon. That’s how fast the good ones go at this price.
New build or resale? (The question everyone asks)
Both. Seriously.
New builds in 2026 finally look good — the blocky white boxes of the past have been replaced by warmer, more sophisticated designs with natural stone, wood accents and proper landscaping. You also get the 10-year guarantee and lower running costs.
But the best resale villas (2015–2020 especially) are often in better locations and have larger plots. I’m still finding hidden gems that just need a new kitchen or pool reform to be perfect. And you’ll save €150–200k compared to new.
My advice? Decide what matters more: turnkey perfection or a bigger garden and better position. Both work brilliantly at this price point.
The numbers don’t lie
According to the Colegio de Registradores, Marbella luxury sales (€800k+) were up 18% in 2024, and the trend is continuing into 2026. Limited supply + steady international demand = prices are still rising, but gently. Anyone who bought at this level five years ago has seen 40–60% appreciation. Not bad for somewhere you also love spending time.
