Property Purchase Procedure

The normal timeframe for a property purchase here on the Costa del Sol is approximately 60 days. In some cases we have agilized the sale in 30 days and in exceptional cases could even extended a further 30-60 days. We must take into account that once a deposit is placed the lawyers have a maximum of 21 days to draft and sign the Private Purchase Contract. At that moment a 10% of the total purchase minus deposit placed will be requested. The final notary day of completion will be stated on the PPC Contract.

Timeframe

The costs in a property purchase will vary from a new build to a resale with each having its own corresponding taxes. A new build will have a 10% tax to add ontop of the property price. Plus an additional 1.2% Stamp Duty tax is applied in these cases. If the property is a Resale there is a 7% tax . In both cases we need to add the following costs: 1% lawyer fee. Notary and registration of title deeds 1.5%
